First, the general rule: your vehicle is deductible to the extent you use it for business.

There are two methods for reporting your car expenses:

With the Actual Expense Method, you have to keep track of all your vehicle related expenses, such as:

-- gasoline

-- oil

-- maintenance & repairs

-- license & registration

-- wash & wax

-- supplies & equipment

-- depreciation expense (including Section 179 deduction)

-- lease payments

-- loan interest

-- state and local taxes

So you add up all those deductions and multiply the total by your business use percentage, which is determined by dividing business miles by total miles driven.

The Mileage Method works like this: instead of tracking all the actual expenses listed above, you

only need the number of business miles driven, which is multiplied by the standard mileage rate published each year by the IRS.

For 2003 the mileage rate was 36 cents per mile.

For 2004 the mileage rate was 37.5 cents per mile.

For 2005 there are two mileage rates: 40.5 cents/mile

from January 1 through August 31, and 48.5 cents/mile

from September 1 through December 31.

For 2006 the mileage rate is 44.5 cents per mile.

If you drove your car 10,000 miles in 2005, your deduction is at least $4,000 (depending on how many miles you drove during the last four months) -- regardless of what your actual expenses might have been.

NOTE: There are 2 actual expenses that are also deductible under the Mileage Method -- interest and taxes.

Now for the obvious question: Which method is better?

Well, here's how I look at it. If you want to get the highest deduction, you should "run the numbers" under both methods and then use whichever method results in the higher deduction.

You are allowed to pick whichever method you want.

But once you pick a method, be careful to follow the rules on "switching" from one method to the other: You can switch from the Mileage Method to the Actual Method, but generally are not allowed to switch from the Actual Method to the Mileage Method.

Having said that, let's be practical. If you hate recordkeeping, use the Mileage Method. It's much simpler and faster. You won't have to keep all those receipts.

Even the Mileage Method requires some recordkeeping, however. You should keep a log that documents the business use of the vehicle. Here are 3 IRS-approved car logs:

1. Daily Log. Yep, you just record all business miles for all 365 days of the year.

2. 90-Day Log. Here's a little-known rule -- instead of keeping mileage records for the entire year, you can get by with just a representative portion of the year -- and a 90-day period is considered an adequate representation of the entire year.

So you would keep a Daily Log for a 3-month period, say January through March. To get your annual mileage total, you multiply the 3-month total by 4.

3. One-week Log. Here's another short-cut: The IRS also allows you to keep a log for just the first week of each month. Then you multiply that week's mileage by 4 to get the monthly total.

Regardless of which method you use, there's a goldmine of deductions sitting right there in the garage.

Try mind mapping. Write down the main subject of your idea. Draw a circle around it. Now, start thinking of sub-categories that are related to your main category. Draw a line from your main category and end it with a circle. Put the sub-category title inside this circle. Find as many sub-categories (and sub-sub-categories) as you can.

This might sound silly. But in reality it's one of the most important things you can ask yourself.

Why? Because this business is HARD.

Net marketing is a really lousy way to make quick cash. It just doesn't happen like that. Most people see a profit only after a tremendous amount of hard work and a lot of time and money invested.

But the workload is more than worth it to those of us who love this business.

Naturally I wouldn't sit at my PC for 8 to 10 hours each day if I weren't making a living from this, but I'd probably do it for at least a couple of hours even if I weren't earning a dime. It's wierd I know, but what can I say? I really, really like doing this stuff.

If you don't derive at least some pleasure form the day-to-day activities that are involved in building and running your net marketing business, let me offer you a most profound piece of advice.

Aha s for normalizing combination skin

Often the biggest frustration for those with combination skin is caring for it properly. Having both dry and oily skin areas on your face can make skin care seem almost impossible. There are, however, things that you can do to care for and keep your combination skin healthy and feeling good.

For one thing, some areas of your face may feel tight after you wash. This will typically be on the parts of your face not included in the T-zone area. These areas will likely also look flaky and dull and may feel rough.

First of all, make sure you are cleansing every day. Use a mild cleanser on your entire face. Use the cleanser twice a day, preferably before bed at night and after get up in the morning. These are the times your face most needs to be cleansed anyway, but if you have combination skin it is imperative.

Get a good moisturizer. Once you have identified which parts of your face are the dry parts, most likely these areas are not in the T-zone and this is the area you will treat. Use the moisturizer on those dry areas only. Using it in your oily T-zone will only make that area worse.

The goal when you have combination skin is to normalize it. Normalizing is trying to gain a balance between the oily and dry areas so that all your skin looks and feels the same. In order to accomplish this feat, you want to look for products that are made for such normalization. For instance, ones that contain alpha hydroxyl acids (fruit acids or AHA’s) or retinols will work best. Retinols are a vitamin A derivative. Such products should help you to gain more normal and even looking skin.

The reason AHA creams are so beneficial to your skin is that they area catalyst for skin cell regeneration. By burning off or removing the top layer of skin cells (or the too oily and too dry ones) they expose the healthier skin cells beneath them. These cells are more likely to absorb moisturizers. They also help improve skin elasticity through their water-binding properties. This can help with that “tight” feeling you may get in the dry areas with your combination skin. The only thing about which you need to be aware is that once you are using AHA’s, you need to continue using them. Once you stop, your cells will not regenerate at the rate they were with the AHA and will return to their original state very soon.

Why offer seller financing? Let me give you an example. Many years ago I bought a rental property, and then realized I didn't want to be a landlord. So nine months later I sold it for 15% more than I paid, without fixing or improving a thing. The easy terms are what sold it. I took $1000 down, and years later, I still get a payment every month, with 9% interest.

Reasons To Offer Seller Financing

1. You'll get a higher price. The example above shows that buyers pay for easy terms. Think about it from my buyers perspective. He got a place for almost nothing, that the renters are paying for. He'll do great even if he later sells it for less than he bought it for. I love the return I'm getting, but if I need to, I can sell the contract for cash.
